Why Should I Get a Realtor?

You Ask, We Answer: Why Should I Get a Realtor?

With all of the news surrounding Connecticut’s incredibly busy real estate market these days, you may be considering jumping into the action by either selling your current home or buying a new one. And with so much information about real estate available at your fingertips these days, you may be asking yourself, “Why should I get a Realtor?”

After over 50 years in the real estate business, we have a unique perspective on the many reasons why you should work with a Realtor—and how Calcagni Real Estate agents can best help you buy or sell your Connecticut home. Here, are our top reasons why you should get a Realtor.

Price it right

If you’re considering listing your home for sale, working with a Realtor will help you price your home correctly to ensure it sells. “Finding out the proper price to list your house is probably the number one reason to work with a Realtor,” says Gina Shumilla, Vice President of Sales for Calcagni. Realtors “can do a qualified study of what’s going on in the market at the moment and tell you what the appropriate price is.”

Shumilla likens pricing a home for sale to finding a sale rack at your favorite department store: “If you list a house too high, then it sits on the market a long time, and just like on the clearance rack…after a while, it goes below value.”

But home pricing doesn’t just affect home sellers. Calcagni agents can also help you determine if the house you’re interested in buying is priced fairly, thereby helping you submit a fair offer.

When making one of the biggest and most impactful financial decisions of your life, it’s understandable that emotions can often run high. Realtors are there to help support you through the ups and downs of home buying or selling, but they’re also adept at negotiating on your behalf while leaving emotions out of the transaction—and the price of buying or selling a home is just one example of this.

Effective marketing

Marketing a Connecticut home for sale is what Calcagni agents do best. Realtors have access to the Multiple Listing System (MLS), which agents statewide pull from to find out not only what’s for sale, but what comparable properties are out there to help determine the fair listing price of your home. Not only do our agents use MLS every day (all day!), but the MLS feeds into other popular sites that can be viewed by interested parties from around the world.

Calcagni agents understand the importance of not only writing compelling descriptions to help market your home, but the impact that clear, well-lit and professionally produced photography, videos and virtual tours can have on buyers—and that can make all the difference in helping to sell your home. And unlike many other real estate companies, Calcagni has a fully staffed, in-house marketing team to ensure our agents have whatever they need to market the homes they’re selling to prospective buyers.

Negotiating 101

Negotiating the ins and outs of real estate can be overwhelming even in the slowest of markets. But in today’s market especially, navigating multiple offers or the breakneck speed of houses moving on and off the market should be left to the professionals.

“If you get an offer on your property, you want somebody who’s going to have your best interest in mind, who negotiates the best price for you,” shares Shumilla. She adds, “And not only the price, but everything else that comes along with the contract, such as home inspections, appraisals, any kind of concessions that are given back. You want to make sure that you’re protected.”

If you receive multiple offers on your home, for instance, your Calcagni agent would walk you through the offers, explaining the pros and cons of each one and helping you to decide which offer best works for you.

Managing all the ins and outs

Last but not least, Shumilla says, your Calcagni Realtor is going to take care of the ever-evolving details that are a part of buying or selling a home. “They’re going to keep an eye on the whole transaction and make sure it gets to closing with as few issues or resistance as possible to make it smooth and easy for you.”
