Calcagni Associates President, Steve Calcagni, recently announced the appointment of residential sales agent Frank Alvarado to the company’s Hamden Regional Office. 

 “We’re excited to welcome Frank to our team,” commented Steve Calcagni “His enthusiasm, professional service, and desire to help people achieve their goals will be invaluable.”

 Frank, a native of Long Island, NY, currently resides in Hamden and serves all towns in New Haven County.  He speaks Spanish fluently, and specializes in residential sales and rentals, buyer and seller representation, assisting first-time homebuyers, and new construction. He is a proud member of the Greater New Haven Board of Realtors, Connecticut Association of Realtors, and National Association of Realtors.

Prior to his career in real estate, Frank was a combat medic in the Connecticut National Guard, and was also a housing inspector in New Haven for several years. His previous real estate experience includes being an office manager for a national franchise office in CT.  He holds a real estate license in Florida, where he was a buyer’s agent for one of the top selling real estate teams in South Florida. Frank is also currently pursuing a degree in Real Estate at NYU, which will further round out his real estate knowledge and expertise and will greatly benefit his clients and colleagues.

Calcagni Associates President, Steve Calcagni, is proud to announce that REALTOR Krisanne Rivera has been awarded the Certified Short Sale Negotiator (CSSN) designation by the Real Estate Negotiation Institute, a leader in negotiation training and coaching, serving real estate professionals across the United States.

Krisanne earned the CSSN designation by completing an intensive course, which focuses on the short sale process and the different negotiations necessary to successfully close a short sale. Alright, so you have received the results of your home inspection—now what? With all the excitement of the house purchase and the new move, many homeowners make the mistake of putting the results of their home inspection aside, thinking they will make necessary repairs later. “Your home inspection results are a great push-off point for making necessary repairs,” says Steven Calcagni, President of Calcagni Associates. “Making the repairs sooner rather than later can pay off in the end.”

Infrastructure Issues
If your home inspector found problems with the frame or groundwork of your house, these problems should be addressed immediatel. Similarly, a leaky roof or basement may seem like something that can be dealt with later, but once mold or mildew sets in, it can be problematic to remove, and the future potential for water damage could set you back thousands of dollars. “Re-roofing, repairing and sealing any cracks before you begin to move in your belongings is a smart idea,” says Calcagni. “Pay special attention to areas of entrance, like doors and windows, where cracks and openings can let in damaging moisture and make insulation difficult.”

Electrical Checks
Problems with electrical systems are the second most common type of problem reported nationwide by the American Society of Home Inspectors (ASHI).Your home inspection report should include a thorough check of your home’s wiring, circuit breaker, water heater, appliance hook-ups and lighting fixtures. “Don’t take any chances with electrical systems,” says Calcagni, “especially if you have an older home that may have been designed under an outdated electrical code that is no longer up to par.” Even if no major electrical problems show up on your report, Calcagni suggests installing safety devices such as a ground fault circuit interrupter (GFCI) or arc-fault circuit interrupter (AFCI) as a precaution.

Safety Repairs

“Issues with home safety reported in your inspection should not be overlooked for any amount of time,” warns Calcagni. Things like radon, lead paint and asbestos should be removed before your family moves in.

Negotiate
“Often, people don’t realize that a home inspection report with a laundry list of problems can be a valuable negotiation tool for closing a deal,” says Calcagni. “You may be able to ask for a lower price or request that some of the major repairs—such as a faulty wiring system or leaky roof—be made on the seller’s dime before you move in.”

When selling a home, sometimes you have to get creative. For homeowners whose properties have been on the market longer than expected, different tactics may be necessary in order to pique the minds of house-hunting buyers.

“If you seem to have hit a plateau, ask yourself some key questions. ‘What haven’t I tried?’ ‘What can I do to market this home with a different spin?’ Thinking outside the box could make the difference necessary to sell your home,” says Steven Calcagni, President of Calcagni Associates.

With some buyers sitting on the fence, struggling home sellers should seek out new ways to make their homes stand out. To gain a competitive edge against the competition, a house upgrade may provide your home with more visual appeal. Does your home have old carpeting, wallpaper, countertops or appliances? You may want to consider replacing them. “By updating older elements, you can brighten up the interior and give your home a newfound modern appearance,” says Calcagni. The bright feel will keep your home in the minds of buyers.

Have you properly staged the home for viewings? If so, should you try a different staging approach? Properly staging the home means designing the setup to be attractive to the widest range of home buyers. De-cluttering and rearranging are both large pieces of the puzzle. “Even if you have previously staged your home, don’t be afraid to try something different,” says Calcagni. “The larger you can make the space feel, the better off you will be.”

By now, you’ve almost surely heard of the powers of boosting curb appeal. “It’s imperative to not forget the outside of the home because you’re focused on fixing up the inside,” says Calcagni. Even small efforts such as power washing the exterior, replacing address numbers and placing them in a prominent location, or repainting the front door can be excellent for your home’s curb appeal. Be edgy, yet trend-appropriate with your decisions. You never know how much extra attention your home will receive as a result.

By taking some of these selling basics and putting your own unique spin on them, you can make your property stand out from the masses. “With plenty of inventory on the market, sellers must find unique ways to sell their home that their competition is failing to utilize,” says Calcagni. “That is the key to selling in today’s market.”
