The Power of Scent When Selling Your Home

The Power of Scent When Selling Your Home

In real estate, first impressions are everything. While pristine finishes, curb appeal, and layout get most of the attention, there is one invisible element that can make or break a showing: smell! In warmer months, smells can be more prominent. If you are preparing to sell, it’s necessary to ensure your home smells inviting. Here’s how to use the power of scent when selling your home.

Start with a neutral canvas

Ensuring your home smells pleasant means more than lighting a candle (or five). Heavy artificial fragrances can be a red flag for potential buyers. They may worry that candles or plug-ins are masking a serious problem, such as pet odors or cigarette smoke. Before adding fragrance, you must first work to neutralize odors in the home. First, clean soft surfaces, such as couches, carpets, curtains, and bedding. Wipe down the kitchen cabinets and surfaces. Cooking smells can sneakily linger on your cabinets! If you have pets, make sure their beds, litter boxes, or cages are clean. Utilizing air filters or purifiers helps to neutralize odors in the air. Finally, open windows to let fresh outside air in.

Select season-appropriate scents

In the spring and summer, fresh and light scents can make a home feel inviting. Fragrances like citrus, white tea, or lavender can create a clean atmosphere without being overwhelming. It’s best to steer clear of off-season scents, such as pumpkin, cinnamon, or pine, as they can be too intense.

Intentionally diffuse the scents

The goal is to create a welcoming atmosphere, not to overpower the space with fragrance. Subtlety is essential when it comes to scent. By choosing a consistent fragrance profile throughout the home, you can enhance its appeal. Having conflicting scents in different rooms can disrupt the overall ambiance and deter buyers.

Pair scents with staging

Scent works best when paired with complementary visuals and textures. Create the full experience by pairing your scents with your staging. This may mean pairing a citrus scent with a bowl of lemons in the kitchen, adding a sprig of rosemary to a marble tray with a glass water carafe, or displaying crisp white towels and a eucalyptus bundle in the shower.

Don’t underestimate the power of scent when selling your home! Scent is an important factor in the first impression of your home. Using these tips and tricks when selling will help buyers focus on what really matters: your beautiful home!
