What is an Equity Analysis?

An Equity Analysis is another term for a comparative market analysis–a tool used by licensed Realtors to determine the market value of a specific home by comparing others like it that have recently sold.

How does an Equity Analysis work?

When a Calcagni Real Estate agent performs an Equity Analysis on your Connecticut home, they will visit your property to take a thorough look at it. They will take into account the style and square footage of your home, the numbers of bedrooms and bathrooms, and where your home is located. They will also consider pertinent information about your home, such as the year it was built, if it has a garage or other usable outbuildings, the features of your home, how many acres it sits on, and the overall condition of your home (among other factors).

Once your Calcagni agent has a full picture of your home, they will pull comparable properties–or “comps”– from the Multiple Listing Service (MLS). These properties will be as close as possible to your home in where they are located, the size and style of the home, the condition, year it was built, and other factors that they deem pertinent. The properties your Calcagni agent pulls from MLS will have been sold within the last 3 months, with 6 months being the furthest out; this will help them narrow down the possible price your home could fetch. Taking into account the real estate market in your area, your Calcagni Real Estate agent will be able to utilize all of this information to arrive at the fair market value of your Connecticut home.
