Housing Opportunity Units – Lottery Procedures

Beecher Walk is a 60-unit new home community for those who are 55 years of age and over. The construction may take as much as 60 months or more to complete. There is a total of six 60% income restricted units and six 80% income restricted units for the entire complex. Buildings will be constructed over time based on the pace of sales.

Currently there is ONE (1) 80% unit, Farrington Model, under construction. 16 Lakeside Dr. will be complete approximately 6 months from executed contract.

Due to the overwhelming response to the Housing Opportunity Units, per the Affordability Plan for the community, a lottery will be held to determine which applicants will be able to purchase the two units that are currently available. Please be advised that this is a home ownership purchase and applicants must be mortgage eligible unless purchasing with cash. 20% DOWN IS REQUIRED FOR ALL PURCHASES. NO EXCEPTIONS.

THE FOLLOWING PROCEDURES MUST BE ADHERED TO BY ALL INTERESTED PARTIES.

Step 1: Applications can be requested via email from doug_blackwood@calcagni.com for a PDF version. Please contact listing agent Doug Blackwood at (203) 996-6176 to arrange another method to receive an application if you are unable to receive via email. All questions about the application should be directed to Mark Nolan, the third-party application administrator at (203) 994-6031 or mark@nolanrealestate.org

Step 2: All applications must be returned to: Calcagni Real Estate 36 N. Main St. Ext. Wallingford, CT 06492 on or before July 2, 2021 in a SEALED ENVELOPE marked Beecher Walk. Please do not put any other indicator on the outside of the envelop to keep the lottery anonymous. Office hours are Monday thru Friday 9am-5pm, Saturday 9am-4pm and Sunday 10am-3pm. Envelopes can be left with the admin on duty at the front desk. If purchasing with cash, proof of funds must be included in the envelope. If purchasing with a mortgage, a pre-qualification or pre-approval letter must be included. All applications must be complete and accompanied by a $500 check per the application instructions. Only complete applications will be considered!

Step 3: All applications will be assigned a number randomly. These numbers will be used to anonymously pull the lottery winners. The lottery will take place on July 2, 2021 at approximately 12PM at the Calcagni Wallingford Office. Due to space constraints and Covid-19 protocols, applicants will not be present for the drawing. The drawing will be supervised by Calcagni Management and the Beecher Walk Sales Team as well as the third-party application administrator, if available. All applications will be ordered in line of drawing first to last, in the event the first drawn application (and possible subsequent applications) is deemed “not eligible” by the standards set forth by the town, state and third-party administrator.

Step 4: After the lottery, all applications will be turned over to the third-party administrator and the selected application will be processed to determine final eligibility. The $500 check for the processing fee will be cashed at this time. Checks will only be cashed for those applications that are reviewed.

Step 5: Once an applicant is approved to purchase a unit, they must sign the builder’s purchase and sales agreement and addendum WITHIN 5 BUSINESS DAYS of written notification of approval. If this deadline is not met, then the approval will be withdrawn, and the next qualified applicant will be notified of their eligibility to purchase. All applicant’s that are not chosen will have their applications and checks returned by mail.
